High-Density Spatial Mapping & Retailer Trade Area System

Architecting daily spatial map pipelines with 100+ verified brand logos for US commercial trade area analysis.

Project Summary:Retail brokers require accurate spatial maps showing surrounding national retailers, traffic counts, and access points to prove property trade area viability. Manually sourcing and placing hundreds of retailer logos led to visual clutter and layout errors. Designed a high-volume mapping pipeline producing 3-4 publication-ready maps daily.

1. Business Context

Retail commercial real estate values depend heavily on neighboring anchor tenants (e.g., Target, Walmart, Starbucks). Retailer aerial maps visually prove proximity to high-traffic consumer draws.

2. The Challenge

Each map requires integrating aerial photography, parcel boundaries, traffic count annotations, and 100+ vector brand logos. Legacy workflows resulted in overlapping logos, illegible labels, and inconsistent scaling.

Strategic Objectives

  • Process 3–4 complex trade area maps daily with 100% vector logo accuracy.
  • Verify property ownership and tenant location data using CoStar database lookups.
  • Eliminate visual overlap while maintaining Geographic Information System (GIS) spatial fidelity.

My Role

Map & Spatial Visual Designer. Managed aerial data processing, brand logo vectorization, layout hierarchy, and dataset verification.

4. Operational Constraints

  • Strict geographic accuracy required for property boundaries and access road callouts.
  • High volume workload demanding rapid daily turnaround without compromising logo vector fidelity.
  • Inconsistent source low-res logos requiring vector reconstruction.

5. Research & Discovery

Audited existing retailer map workflows and cataloged 500+ national retail brand logos. Analyzed eye-tracking paths on trade area maps: readers prioritize the subject site boundary, major highway labels, then tier-1 anchor tenants.

6. Strategy & Design Decisions

Core Strategy:Engineered a centralized vector logo library organized by retail category (Grocery, QSR, Big Box, Apparel). Developed a 4-Layer Map Stacking System: Aerial Base -> Trade Area Radii -> Vector Connector Lines -> Categorized Logo Bubbles.

7. Iterations & Feedback Loops

Early map iterations used direct logo placements on satellite backgrounds, causing low contrast over dark terrain. Solved by placing all logos within uniform high-contrast white rounded pills with subtle drop shadows.
