The 5-Stage Execution Framework
Data Audit & Business Context Alignment
Before opening Adobe InDesign or Illustrator, I analyze the underlying property financial underwriting (NOI, Cap Rates, Lease Rolls) and broker sales objectives. I identify the core selling points that will drive buyer decisions.
Spatial & Information Architecture
Structuring the layout sequence and map layers. For spatial mapping, this involves CoStar property verification, vector logo normalization, and establishing clear 45-degree leader lines to avoid visual map overlap.
3-Tier Typographic Grid Execution
Applying strict grid systems, global color swatches, and paragraph/character styles. Hero metrics (Cap Rates, Pricing) are emphasized at 36pt+, tables are right-aligned, and body copy is kept clean and accessible.
Preflight Audit & Quality Verification
Running automated Adobe Preflight profiles to verify 300 DPI image resolution, CMYK/Pantone color space compliance, font link validity, and legal disclaimer placements before export.
Broker Feedback & Iterative Optimization
Collaborating directly with US brokerage teams to refine callouts, incorporate tenant updates, and finalize multi-format digital and print outputs.
How Design Success is Measured
I evaluate design performance against concrete operational and commercial metrics:
- Decision Speed: Can an investor scan the Executive Summary and grasp Cap Rate, NOI, and Price/SF in under 15 seconds?
- Revision Efficiency: Did layout standardization reduce client feedback cycles by 25–30%?
- Production Throughput: Are daily spatial retailer maps being processed at 3–4 maps daily with zero vector errors?
Collaboration & Feedback Philosophy
Working remotely with high-volume US brokerage teams requires structured, proactive communication:
- Clear Asynchronous Updates: Providing daily status reports on active Offering Memorandums and map queues.
- Receptive Feedback Loop: Treating broker revisions as valuable data to refine template SOPs for future listings.
- Cross-Functional Accountability: Working closely with research teams to verify CoStar property data before publication.
